The Bones

What makes a Knapp Construction home built to last

Built to Prevent, Not Just Perform

Having spent years in water and fire restoration, Patrick Knapp has seen firsthand how homes fail — and why. That experience became the foundation of a building philosophy centered on prevention: using the best materials, methods, and systems from the start, so the problems others are called in to fix simply never happen.

01
Moisture is the enemy

Most home failures trace back to water intrusion. Our Superior Wall foundation system, ZIP System sheathing, and Schluter waterproofing products are all chosen because they create a continuous, reliable barrier from the ground up — eliminating the gaps where moisture enters and damage begins.

02
Stronger walls, better homes

We build with 2×6 exterior walls instead of the standard 2×4. That extra 2 inches means significantly more insulation capacity, a stiffer structure, and a home that holds its temperature and integrity far better over time. It's a choice that costs more — and one we'd never skip.

03
Warranty-backed products only

From the ZIP System's weather-resistive barrier warranty to Schluter's lifetime system warranty, we spec products that manufacturers stand behind for decades — because we stand behind every home we build for just as long.

04
Details that don't show — and shouldn't have to

Copper stub-outs at every toilet. Engineered TJI floor and roof systems. AdvanTech subflooring. These aren't marketing points — they're decisions made in the walls, under the floors, and behind the fixtures that you'll never see but will always benefit from.

Superior Wall Systems

Superior Wall
Foundation System

Superior Walls are precast concrete foundation wall panels engineered for superior strength, insulation, and moisture resistance. Unlike poured concrete, Superior Walls arrive on site precision-manufactured with built-in steel reinforcement, drainage channels, and pre-insulated cavities — dramatically reducing the risk of cracking, leaking, and moisture intrusion that plagues traditional foundations.

  • Precast concrete with continuous steel reinforcement
  • Built-in moisture drainage channels — no separate waterproofing needed
  • Pre-insulated R-5 to R-21 panels standard
  • Manufactured warranty covering structural integrity
  • Faster, more precise installation than poured concrete
  • Dramatically reduces basement moisture risk

ZIP System by Huber
Wall & Roof Sheathing
Sheathing & Weather Barrier
ZIP System
by Huber Engineered Woods

ZIP System replaces traditional OSB + housewrap with an integrated structural panel and built-in weather-resistive barrier — sealed with ZIP System tape at every seam. The result is a tighter, drier, more energy-efficient building envelope that outperforms conventional sheathing methods. Huber backs it with an industry-leading warranty.

  • Built-in weather-resistive barrier — no housewrap needed
  • ZIP System tape creates continuous air and water barrier at seams
  • Superior moisture resistance vs. standard OSB
  • Available in R-sheathing versions for added insulation
  • Engineered for consistency and dimensional stability
  • Used on both wall and roof sheathing

Subfloor System

AdvanTech subflooring by Huber is the industry's most moisture-resistant engineered wood panel — the same manufacturer as ZIP System. It resists swelling, squeaking, and fastener pull-through far better than standard OSB subflooring, and its flat, stiff surface gives your finish floors a superior foundation to perform on.

  • 500-day moisture warranty during construction
  • Industry-leading stiffness — no squeaky floors
  • Proprietary resin and wax technology repels moisture
  • Engineered for dimensional stability under load
  • Better fastener retention than standard OSB
  • Perfect base for hardwood, tile, and LVP
🛡️ AdvanTech 500-Day Moisture Warranty

TJI Floor & Roof Trusses

Floor & Roof Structure
Engineered TJI
Floor & Roof Systems

TJI (Trus Joist I-Joists) by Weyerhaeuser are engineered lumber products used in place of traditional solid-sawn floor and roof framing. They're straighter, lighter, stronger, and dimensionally stable — meaning no warping, twisting, or shrinking that causes squeaky floors and cracked drywall over time. Roof truss systems add the same precision overhead.

  • Engineered for consistent strength — no weak spots from natural knots
  • Dimensional stability eliminates warping and shrinkage
  • Longer spans with fewer supports — open floor plans made possible
  • Hollow web allows easy routing of HVAC, plumbing, electrical
  • Roof truss systems precision-designed for load and span
  • Dramatically reduces callbacks from structural movement

Schluter
Waterproofing Systems

Schluter Systems are the gold standard in tile installation and waterproofing — used by professional tile contractors who refuse to cut corners. From KERDI waterproofing membrane in showers to DITRA uncoupling membrane under tile floors, Schluter products eliminate the moisture failures and tile cracking that plague standard installations.

  • KERDI waterproofing membrane — continuous shower waterproofing
  • DITRA uncoupling membrane — eliminates tile cracking from subfloor movement
  • Used in all bathrooms and wet areas throughout the home
  • Eliminates the most common cause of tile and grout failure
  • System-matched products from substrate to surface

Plumbing & Framing
Copper Stub-Outs &
2×6 Wall Framing

Two choices that most production builders would never make — but that we make on every home. Copper stub-outs at every toilet instead of cheap PEX fittings, and 2×6 exterior wall framing instead of the standard 2×4. Small details with decades of impact.

  • Copper stub-outs at all toilets — corrosion-free, code-preferred, and built to last
  • PEX used where appropriate for supply lines; copper where it matters most
  • 2×6 exterior wall framing (vs. industry-standard 2×4)
  • 2×6 allows R-21 insulation vs. R-13 in a 2×4 wall
  • Stiffer, stronger structural envelope resists racking and wind
  • Superior sound attenuation between exterior and interior
